Getting Started
Termite Inspections
Termite inspections are essential for real estate transactions, suspected infestations, or visible damage to determine whether the issue is caused by termites, carpenter ants, or moisture damage.
The technician specially licensed for Termite inspections will inspect the interior and exterior of your home or building for any signs of wood-destroying insects, new or old. Insects include termites, carpenter ants, wood-boring bees, and fungi. Unfortunately, Termites can do a lot of damage to decorative finishes, framing, or worse yet structural members before they are obvious to the casual observer.
The most common evidence of a termite infestation is generally “mud tubes” running up a foundation or wall tracks in walls behind the paint or damaged woodwork. Other times it’s easy to determine the problem when the termites look like flying ants swarming out of the floor or other areas.
At the end of the inspection, which generally takes about 45 minutes, the technician will discuss the findings, letting you know if the property is clear or not. Explain if treatment is necessary, what your options are and give a quote for any treatment needed.
WDI Inspections
If the home or business is being purchased and the Termite also known as a “Wood Destroying Insect” inspection is for a Real Estate transaction, the findings are required to be reported on an approved NPMA-33 form per State of Ohio law. This form is produced electronically onsite, saving critical time, and can be sent along with an estimate for treatment (if required) directly to the Realtor who will forward it to the bank or lender.
Finding the Right Solution
Trench & Treat Method
We use the best products available, BASF’s Termidor or Taurus. It is the fastest and surest method of dealing with a termite infestation. Over the long term, it is the most efficient and cost-effective choice. The chemical is confined during application and is bonded to the soil as soon as it dries, killing termites through contact and ingestion. As the termites ingest the treated product and return to their colony, they spread the termiticide through the subterranean tunnels and expire shortly after.
In-Ground Stations
We use BASF’s Trelona, the leading inground baiting station system.
These stations have the fastest response time of all the brands available for dealing with a termite infestation. The termiticide is in a sealed replaceable cartridge placed in the station making this a great Eco-Friendly option. The cartridge contains a chemical that attracts the termites to the bated cartridge. The termites bring the chemical back to the nest, eradicating the colony.
Trench & Treat Liquid Treatment
Subterranean termites live in colonies just below the soil around your home, barn, or building. Treating the soil around the infested house creates a barrier as the chemical bonds to the soil.
Termites cannot detect these chemicals as they crawl through the treated soil or while consuming treated wood or cellulose, making Termidor or Tarus an effective and thorough treatment option.
How it works:
Worker termites tunnel through the barrier in search of cellulose (a wood product) and unknowingly carry the poison back to their nest, rapidly eliminating the entire colony. When the colony has been wiped out, the chemical remains, creating an invisible wall of protection around your home, ready to eradicate any new attacks by another termite colony.
How treatment is applied:
The treatment begins with a narrow trench alongside the foundation all around the building. The termiticide is then pumped into the trench using a specialized rodding tool, creating a ‘barrier’ between the termite colonies and the foundation as it permeates down and bonds to the soil. After the termiticide has soaked into the ground, the trench is backfilled and smoothed over.
Crawl spaces may require further rodding around piers and pipes in contact with the ground. Any concrete, blacktop or pavers, porch floors, patios, or driveways adjacent to the affected building may require drilling a series of small ½” holes through the surface to inject the termiticide into the ground below, preventing gaps in the barrier. The holes are then sealed to match when the treatment is finished.
Occasionally, certain areas inside the home may require treatment, such as around plumbing or in addition to the house. In such cases, we may perform a targeted spot treatment using Termidor foam, especially in concealed spaces like inside walls where suspicious activity is detected.
Trelona Baiting System
Subterranean termites live in colonies just below the soil around your home, barn, or building. Placing the baiting system around your home creates a barrier. The chemical then attracts the subterranean worker termites as they tunnel towards your house seeking cellulose (wood product) they latch on to the poison in the cartridges and then unknowingly transport it back to their nest, poisoning the colony quickly. When the colony has been wiped out the chemical remains, creating an invisible wall of protection around your home ready to eradicate any new attacks by another termite colony.
Termites cannot detect these chemicals as they crawl through the treated soil or while consuming treated wood or cellulose, making BASF’s Trelona baiting system an effective and thorough treatment option.
The in-ground station installation is quick and generally noninvasive. These stations are designed to be installed around the exterior within 20 feet of each other and within 4 feet of the structure. Our technician may do a spot treatment inside the home using Termidor foam in areas that have suspicious activity. The termiticide in the Trelona stations goes to work affecting the termite colony within eight to ten days.
After the initial service, our technician will return every three months for the first year checking all the bait stations for termite activity to ensure that they are working as intended and to replenish the bait cartridges as necessary.
At the end of the year the stations are checked for damage and the initial cartridges are removed and replaced with fresh cartridges that are rated for annual inspection and replacement.
The Trelona baiting system does require annual upkeep to maintain a viable defense against further termite infestations.

New Construction
There are two options available using the best products available, liquid treatments and or exterior stations. For a building with a large commercial footprint, it is highly recommended to do a soil treatment before the slab is poured, possibly followed by exterior perimeter stations. Residential can be done the same way but often the builder is not inclined to facilitate the treatment. The Trelona baiting system is the perfect choice for this scenario.
Soil treatment using a liquid termiticide at the dilution rate of one gallon per ten square feet before the concrete slab is poured provides the best protection against future termite infestations. The object of the treatment is to establish a continuous barrier to prevent termites from coming up through shrinkage cracks or protrusions in the slab. The treatment is performed after the footings have been poured and the sewer and perimeter drains are installed and covered by the sub-slab fill. Slab foundations can often be completed in one treatment. If exterior backfilling is required for basement foundations this area may need to be done later as backfilling is undertaken.
Monitoring Stations
In conjunction with your builder, one station is installed once the sod or grass seed has been installed. This station is then charged out as a full treatment to make sure the treatment is included in the purchase price. As soon as the heavy watering of the sod is completed the rest of the pre-paid system is installed around the home or building to start protecting the building from attack from termites in the backfill.

What are preventative termite treatments?
In the Dayton area, preventative treatments are an inexpensive way to avert the possibility of termite damage to your home or business before it happens. Does a termite treatment repel termites?
Modern treatments, unlike older treatments, do not repel termites but instead kill the termites that come in contact with the chemical. Your treatment will not send termites to your neighbor’s home.
Can termite treatments be applied in the winter?
Once the ground becomes frozen or close to freezing, we do not believe that liquid treatments should be performed because the chemical will freeze before seeping into the ground to the required depth for effective termite eradication. However, Trelona baiting stations can be installed in cold weather and still be effective.
How long does a termite treatment last?
In a perfect world, it could last as long as fifteen years. Unfortunately, the treatment is often breached by homeowners, construction crews, or landscapers digging around the house to plant trees or installing a deck.
Can you treat termites near a well or cistern?
The treatment using bait stations does not create an issue. Using a liquid requires that instead of the trench and rod, the soil within five to ten feet of the water source be dug up and treated in a wheelbarrow or on a tarp and then put back in place so that there is no liquid seepage.
Can we be at home during a treatment?
Yes, that is not a problem, however, pets and young children should be kept inside to prevent accidents while we are there or off the treated area until the chemical in the ground has dried.
Can you treat without driving on my grass?
Yes, our termite rig has 400 feet of hose on the reel, which allows us to keep our truck off lawns and still get around the largest large ranch or luxury home with patios and pools that may restrict other companies.

Termidor vs. Taurus chemical treatments: what's the difference?
There is no difference other than they are made by different companies. Both products have the same main ingredient, fipronil, and are labeled for the same use. BASF has been on the market since 2000.
Are termite liquid treatments dangerous for animals?
Once our liquid treatments are dry and bonded to the soil, they are safe for pets and family members.
What are WDI Termite inspections and do you need one?
Wood Destroying Insect (WDI) inspections are often referred to as a “Termite Inspection.” This inspection is required by most banks, mortgage companies, or lenders (VA, FHA, HUD) when a home is being purchased. Lenders do not want to lend money for a property with a serious defect that can cause structural issues.
While the main focus is on termites, followed closely by carpenter ants, wood boring bees, and powder post beetles, to mention a few, the technician will inspect the exterior and interior of the building and any adjacent sheds or garages to determine if there is an infestation of termites, carpenter ants, wood boring bees, woodpeckers, powder post beetles or any other bug or pest that is attacking the wood or the structure.
The WDI inspection takes about 35 minutes, and the inspection results are reported as required by the state of Ohio on “Form NPMA 33.”
If a treatment is required, you will be given an explanation of the problem, a treatment plan using Termidor, warranty, and cost.
The WDI form and any required treatment are generally emailed as soon as the inspection is completed and should be forwarded to your Real Estate agent and/or lender.
In our area, termite treatments are more often than not paid for by the seller of the property.
What is an NPMA-33 form?
